What makes the best conveyancing solicitors?

Finding the right conveyancing solicitor can be the difference between a smooth move and weeks of avoidable stress.

The best conveyancing solicitors share a handful of qualities that have nothing to do with how prominently they advertise or whether your estate agent recommended them.

Why it matters more than people expect

Around one in three property transactions in the UK fall through before completion. Poor communication, missed deadlines and solicitors who are too busy to stay on top of a case are among the most common reasons deals collapse.

Choosing the right solicitor does not just protect you legally. It actively keeps your transaction moving.

What to look for in the best conveyancing solicitors

1. SRA regulation and CQS accreditation

Any solicitor handling your conveyancing must be regulated by the Solicitors Regulation Authority. This is non-negotiable. It means they are held to professional standards, carry the right insurance and have a route to complain if something goes wrong.

CQS accreditation (the Law Society’s Conveyancing Quality Scheme) goes a step further. It is a quality mark specifically for conveyancing, covering the firm’s processes, client care and technical competence. Not all conveyancing firms carry it.

All solicitors at Best Value Conveyancing are SRA regulated and CQS accredited.

2. Fixed fees with no hidden costs

Conveyancing quotes can be misleading. Some firms advertise a low headline fee and then add charges back in once you are committed: bank transfer fees, file storage fees, leasehold supplements, mortgage redemption fees. By completion, the bill looks nothing like the original quote.

The best conveyancing solicitors are transparent from the start. The quote you receive should be the amount you pay. If a quote does not break down exactly what is and is not included, ask before instructing. Find out more about cheap conveyancing solicitors and what to watch out for.

At Best Value Conveyancing, your quote shows a full breakdown of legal fees and disbursements, covered by our Fixed Legal Fee Guarantee. Nothing is added later.

3. No move, no fee

Around one in three property transactions fall through. A good conveyancing solicitor offers no move, no fee protection, meaning you do not pay their legal fees if your sale or purchase does not complete.

This should be standard. If a firm does not offer it, they are passing the financial risk of a failed transaction entirely onto you.

At Best Value Conveyancing, no move no fee is included as standard on every transaction.

4. A dedicated case handler

One of the most common complaints about conveyancing is never speaking to the same person twice. Each time you call, you are brought up to speed by someone who has just picked up your file.

The best conveyancing solicitors give you one named contact who knows your case from start to finish. Someone you can actually reach when you have a question.

At Best Value Conveyancing, you have a dedicated case handler throughout your transaction. Not a call centre. Not a rotation of whoever picks up.

5. Realistic timescales and proactive updates

The conveyancing process typically takes 8 to 16 weeks from instruction to completion. Good solicitors are upfront about timescales from the outset and keep you informed at every stage without you having to chase.

If you are regularly chasing your solicitor for updates, something is wrong. The best firms have systems in place to keep clients informed proactively.

6. Availability that fits around you

Conveyancing does not only happen during office hours. Buyers and sellers often need to make calls or ask questions around work, evenings or weekends.

Look for a firm that is open at least six days a week and offers multiple ways to get in touch.

Best Value Conveyancing is open Monday to Friday 9am to 6pm and Saturday 10am to 4pm.

7. National coverage without needing a local office

You do not need a local solicitor. Conveyancing has been done remotely for years and the searches, title checks and legal work are the same regardless of where a firm’s office is based.

Local solicitors often charge more on the assumption that proximity adds value. For most transactions it does not. Online conveyancing firms with national coverage offer the same legal service at more competitive rates.

Best Value Conveyancing covers property transactions across England and Wales. There is no need to visit an office at any point.

Watch out for estate agent recommended solicitors

Estate agents often recommend solicitors not on merit but on the size of the referral fee they receive. Fees of several hundred pounds are not unusual, and that cost is factored into what you pay.

You are never obliged to use a solicitor your estate agent recommends. You are free to instruct whoever you choose, and in most cases you will get better value by doing your own research. It also helps to understand how much conveyancing should actually cost before you agree to anything.

What best value conveyancing actually looks like

Frequently asked questions

Do I need a local conveyancing solicitor?

No. Conveyancing does not require face-to-face meetings and the legal work is the same wherever your solicitor is based. Online conveyancing firms cover the whole of England and Wales and typically offer better value than high street solicitors who charge for their location as much as their service.

How do I know if a conveyancing solicitor is regulated?

You can check any firm on the SRA register at sra.org.uk. For CQS accreditation, use the Law Society’s Find a Solicitor tool at solicitors.lawsociety.org.uk. Both checks are free and take under a minute.

Should I use the solicitor my estate agent recommended?

Not automatically. Estate agents receive referral fees for recommending solicitors, sometimes several hundred pounds per transaction. That cost often ends up reflected in your bill. You are free to instruct any SRA regulated solicitor and shopping around will almost always get you a better price.

What questions should I ask a conveyancing solicitor before instructing?

Ask whether the quote is fully fixed, whether they offer no move no fee, who your named case handler will be, how they communicate updates and whether they are CQS accredited. If a firm is evasive on any of these, look elsewhere.

How long does conveyancing take?

Most straightforward transactions take 8 to 16 weeks from instruction to completion. Leasehold properties, chains and mortgage complications can extend this. A good solicitor will give you a realistic estimate upfront and keep you updated if anything changes.
