Is cheap conveyancing always best value conveyancing?

It’s worth being honest about this. Some conveyancing firms advertise very low headline prices and then add costs back in once you’re committed. By completion, what looked cheap at the start can end up costing significantly more than a firm that was transparent from the beginning.

Common extras to watch out for when comparing quotes:

  • Bank transfer fee — charged each time money is sent, sometimes £25 to £50 per transfer
  • File storage fee — an admin charge for keeping your documents after completion
  • Leasehold supplement — extra charges for leasehold properties, sometimes £150 to £300 on top
  • Help to Buy or shared ownership fee — added for non-standard purchases
  • Electronic money transfer fee — separate from the bank transfer fee at some firms
  • Mortgage redemption fee — charged for dealing with your existing mortgage when selling

When comparing conveyancing quotes, the only number that matters is the total you’ll actually pay at completion. Always ask for a fully itemised quote before instructing anyone.

Watch out for conveyancing warehouses

Some of the cheapest quotes online come from high-volume conveyancing firms, sometimes called conveyancing warehouses. They handle hundreds of cases at a time, which keeps their costs down. But it also means your case is one of many, calls and emails may not be returned quickly and you could find yourself dealing with a different person every time you get in touch.

For most people, buying or selling a home is the biggest financial transaction of their lives. A service that treats it like a production line is a false economy, even if the headline price looks attractive.

At Best Value Conveyancing, you have a dedicated case handler from start to finish. One person who knows your transaction, keeps you updated and is available to answer questions throughout.

What affects the price of conveyancing?

The cost of conveyancing varies depending on a few factors. To give you a rough benchmark, the average solicitor fees for buying a house in the UK are around £2,339 and around £800 for selling, once all costs are included. Our pricing comes in well below that.

The purchase or sale price of the property. Legal fees scale with property value because higher value transactions carry more risk and responsibility.

Freehold or leasehold. Leasehold properties involve additional legal work, including reviewing the lease, liaising with the freeholder and checking service charge accounts. This is reflected in the quote.

Whether you have a mortgage. Buying with a mortgage means your solicitor also acts for your lender, which adds to the work involved.

The property location. Some searches cost more in certain areas.

Your instant quote takes all of this into account. You’ll get an exact figure, not a guide price, based on your specific transaction.

Frequently asked questions

Is cheap conveyancing safe?

It depends on what you mean by cheap. Using an unregulated or unqualified conveyancer to save money is a risk not worth taking. If something goes wrong with the legal title, it can be very costly to fix. But using a regulated firm that offers competitive, transparent pricing is completely safe. All solicitors introduced by Best Value Conveyancing are SRA regulated and CQS accredited.

What is the difference between cheap and best value conveyancing?

Cheap usually refers to the headline price. Best value means the right combination of price and service: competitive fees, no hidden costs and solicitors who know what they’re doing. A cheap quote that turns into a much larger bill at completion, or that comes with poor communication and delays, is not good value.

What is a conveyancing warehouse and should I avoid one?

A conveyancing warehouse is a high-volume firm that processes a large number of cases at once to keep costs low. The trade-off is that your case is unlikely to get much personal attention. You may struggle to reach someone directly, find yourself dealing with different people at different stages and experience delays because no one person has full oversight of your transaction. For a straightforward purchase at a low property value it may be fine. For anything more complex, or if you simply want to know someone is actually on top of your case, it is worth paying a little more for a dedicated service.

Are there hidden costs in conveyancing?

There can be, with some firms. Watch out for charges described as administration fees, file storage fees, bank transfer fees or electronic money transfer fees. At Best Value Conveyancing, these are included as standard. Third party costs like search fees and Land Registry fees are shown as disbursements in your quote and are passed on at cost. We don’t mark them up.

How do I get the cheapest conveyancing quote?

Get an instant online quote from us. It takes about two minutes. You’ll get a fixed fee based on your specific transaction with all costs shown upfront. You can also call us on 0800 038 7007 and we’ll talk you through it.
