Where to buy homes for under £150k: Zoopla reveals best affordable property locations

When it comes to buying a home, you’ll want to try to get as much from a property as you can for as little money as possible. No-one wants to spend more than they need, especially if they are struggling to finance the whole process with limited funds.
One of the problems is that prices of homes are going up at a faster rate than the incomes that support the purchases are rising, which means that many homes around the country are priced out of most people’s budgets, particularly if they are first-time buyers who don’t have the possible luxury of putting the accrued equity from the sale of a current property towards buying the next.
Zoopla research reveals affordable property hotspots
But there is some interesting data that might help brought together by Zoopla, one of the country’s leading property websites, which based their research on the process of properties listed for sale on 1 September 2025.
Their findings make interesting reading, when looking to identify where in the country it is most likely that you can buy a property for under £150,000, and what type of property that might involve.
Limited supply of affordable homes nationwide
Although there are properties that come in with an asking price under that amount, it’s worth pointing out that just 12% of all homes that were for sale in Great Britain have a price under £150,000. For those looking for a bargain but who are constrained by specific locations to buy their home (particularly where working from home is also not an option), this means the choice is somewhat more limited.
Best regions for homes under £150k
Nevertheless, there are considerable regional differences, with Zoopla’s data showing the best locations for homes under £150,000 being found in the North-East (41%) and Scotland (30%), and the top spot for affordability goes to Sunderland in the North-East, where almost half of the homes for sale come in under that target. Here, too, the number of two- and three-bedroomed homes make up over 60% of the listings.
The further south you go, the less likely it is to find homes for such a relatively low amount, with just 2% in London and 7% in the South-East, although Croydon bucks the trend with 7% of homes in this range. It should be noted that the predominant property type in the price category is the flat.

What the data means for homebuyers
There are properties available in different parts of the country that could suit your budget if you are able to move to these areas and the positioning matches some of your other criteria (such as the commuter routes, local amenities, schools, and so on).
Expert analysis on affordable property trends
As Daniel Copley, the Consumer Expert at Zoopla, comments on the findings:
“The North-East and Scotland are clear hotspots for budget-conscious buyers, with a significant proportion of homes for sale priced under £150,000. In these areas, affordability doesn’t just mean a low price-tag; it also means more choice. We’re seeing a high concentration of two and three-bedroom houses, providing real options for families and those seeking more space.”
“However, the story is very different in London and the South-East. Here, homes under £150,000 are a rare find, and when they do appear, they are almost exclusively flats, often available through shared ownership. This highlights the major challenge for first-time buyers and those on a tighter budget in the South.”
“While an area like Croydon can offer a good entry point into the London market, it underscores how regional wealth disparities are reshaping the property landscape, pushing buyers to look further north for true affordability and a wider range of property types.”
